  • 《2018年6月中国房地产指数系统百城价格指数报告》

    [摘要] 中国指数研究院报道:根据中国房地产指数系统百城价格指数对100个城市新建住宅的全样本调查数据,2018年6月,全国100个城市(新建)住宅平均价格 为14336元/平方米,环比上涨0.48%,涨幅较上月回落0.04个百分点。从涨跌城市个数看,91个城市环比上涨,7个城市环比下跌,2个城市与上月持平。与上月相比,本月价格环比上涨的城市数量增加6个,其中涨幅在1%以上的城市有36个,较上月减少9个;本月价格环比下跌的城市数量减少7个,环比跌幅均在0.5%以内。同比来看,全国100个城市(新建)住宅均价较去年同期上涨5.56%,涨幅较上月回落0.14个百分点。按中位数计算,全国100个城市(新建)住宅价格中位数为8798元/平方米,环比上涨0.24%,同比上涨10.58%。另外,北京、上海等十大城市(新建)住宅均价为26370元/平方米,环比上涨0.27%,涨幅较上月扩大0.08个百分点;同比上涨2.15%,涨幅较上月回落0.01个百分点。

  • 《2018年第7期中国房地产指数系统月报(20180601-20180630)》

    [摘要] 6月,七个城市综合指数环比上涨,北京止涨转跌。从住宅指数来看,十大城市环比均上涨,上海、深圳止跌转涨。供求方面,本月20个代表城市供应同环比均下降;50个代表城市成交面积同环比均上升;六个代表城市仅北京和成都销供比下调;代表城市库存环比上升,出清周期较上月延长。 受前期开发商集中推盘影响,6月商品住宅新增供应面积有所减少,同环比均有所下降。苏州、上海等代表城市降幅相对较大,均超九成,其中上海由于上月集中推盘,本月供应相对减少,使得商品住宅新增供应降幅达93.21%。成交方面,受限价政策及刚需优先购房等政策影响,成交面积同环比均上升。本月代表城市商品住宅共成交3335万平方米,环比上升3.17%,其中杭州、广州环比增幅超五成。 预计未来,楼市调控政策仍将维持偏紧态势,在抑制投机保障刚需的同时,进一步根据城市自身实际情况进行分类精准调控,坚持“房住不炒”;此外,部分城市将进一步加强商品房预售资金监管,降低房企杠杆率,加快商品房上市速度,有效增加市场供应。市场方面,在政策调控力度持续强化背景下,企业融资将继续受限,加之人才引进等政策短期影响消散,房地产市场热度将进一步降温,其中一、二线城市成交量将有所企稳,而未调控或弱调控的三、四线城市成交量恐将面临下行风险。

    [摘要] 6月,成都住宅指数环比上涨0.27%,写字楼指数环比下降1.50%,商铺指数环比上升0.05%。由于住宅指数、及商铺指数上升幅度不及写字楼指数下降幅度,致使本月城市综合指数环比下降至1488点,降幅为0.13%。供应方面,本月中心城区及天府新区和高新区成都直管区新增供应面积为375.59万平方米,环比上升82.89%,同比上升50.29%;成交方面,共成交270.99万平方米,环比上升28.93%,同比上升16.21%;商品房销供比为0.72。
