  • 《2018年第3期中国房地产指数系统月报(20180201-20180228)》

    [摘要] 2月,六个城市综合指数环比上涨,武汉与上月持平;从住宅指数来看,七个城市环比上涨,北京继续下跌。供求方面,本月20个代表城市供应环比大幅下降;50个代表城市成交环比继续下降;六个代表城市除重庆外销供比均下调;代表城市库存环比继续下降,出清周期较上月延长。 2月,受春节假期影响,部分城市房企暂停推盘,商品住宅新增供应环比大幅下降。其中,上海、南京、武汉、重庆等代表城市降幅相对较大,均超六成,其中上海本月商品住宅新增供应降幅近八成。成交方面,受供应减少、调控政策持续及春节假期影响,部分一二线城市春节期间购房需求有所减弱,成交下滑。本月代表城市商品住宅共成交1812万平方米,环比下降37.18%,其中深圳、武汉,南京环比降幅超六成。 预计未来,随着两会的顺利召开,将有助于加快建立多主体供给、多渠道保障、租购并举的住房制度,让广大人民群众早日实现安居宜居;同时,房地产市场调控将会长短结合,短期行政调控手段逐渐退出,长期市场化机制会逐步建立。市场方面,春节结束后,随着3月传统“小阳春”的到来,节后购房需求将会逐渐释放,市场成交将逐步回升,但由于调控依旧从严从紧,市场热度将明显小于去年同期,价格总体维持平稳。
