《2018年第10期中国房地产指数系统月报(20180901-20180930)》
[摘要] 9月,八个城市综合指数环比上涨,广州止涨转跌。从住宅指数来看,十大城市住宅指数环比八涨二平。供求方面,本月20个代表城市供应同环比均继续上升;50个代表城市成交面积环比回落同比继续上升;六个代表城市中仅广州销供比上调;代表城市库存环比上升,出清周期较上月缩短。 9月,随着传统销售旺季到来,开发商加大推盘力度,以冲刺全年销售业绩,商品住宅新增供应有所增加。成都、杭州、惠州、深圳等代表城市供应增幅相对较大,均超十成,其中成都本月商品住宅新增供应增幅达231.60%。成交方面,受贷款政策紧缩影响,商品住宅成交有所回落。本月50个代表城市商品住宅共成交2933万平方米,环比回落8.39%,其中深圳、南京降幅超三成。 预计未来,房地产调控面临的宏观经济环境将更加复杂,市场预期将加速重塑,后期房地产市场调控将更加注重连续性、稳定性:一方面各线城市将继续优化限购、限贷、限售措施,精准化程度进一步提高;另一方面,将持续推进楼市乱象整治,涉及城市范围将有可能扩大;同时供应端将继续围绕增加短期供应量、调整住房及土地供应结构,推进中长期住房制度改革进行政策构建,继续保障“有效供给”。市场方面,在市场预期转变背景下,企业为冲击年度业绩以及确保资金安全,将继续加大推盘力度,但随着需求的不断释放,供应增加带动成交增加的效用将减弱,整体市场将稳中有降,价格亦将进一步趋稳。

[摘要] 9月,成都住宅指数环比无变化,写字楼指数环比下跌0.43%,商铺指数环比上涨0.97%。在各类指数的共同作用下,城市综合指数环比上涨至1487点,涨幅为0.20%。供应方面,本月中心城区商品房新增供应面积为500.62万平方米,环比上升231.60%,同比上升153.55%;成交方面,共成交264.10万平方米,环比下降0.90%,同比上升2.14%;商品房销供比为0.53。

《2018年9月中国房地产指数系统百城价格指数报告》
[摘要] 中国指数研究院报道:根据中国房地产指数系统百城价格指数对100个城市新建住宅的全样本调查数据,2018年9月,全国100个城市(新建)住宅平均价格 为14533元/平方米,环比上涨0.42%,涨幅较上月回落0.11个百分点。从涨跌城市个数看,78个城市环比上涨,18个城市环比下跌,4个城市与上月持平。与上月相比,本月价格环比上涨的城市数量减少12个,其中涨幅在1%以上的城市有29个,较上月减少6个;本月价格环比下跌的城市数量增加12个,其中环比跌幅在0.5%以上的城市有4个。同比来看,全国100个城市(新建)住宅均价较去年同期上涨5.28%,涨幅较上月回落0.06个百分点。按中位数计算,全国100个城市(新建)住宅价格中位数为8863元/平方米,环比上涨0.73%,同比上涨7.87%。另外,北京、上海等十大城市(新建)住宅均价为26535元/平方米,环比上涨0.26%,涨幅较上月扩大0.05个百分点;同比上涨2.09%,涨幅较上月扩大0.03个百分点。
